North Carolina Homebuilder Pours Millions into Booming Harnett Development

A Triangle homebuilder is adding to the housing rush in Harnett County.
Garman Homes of Morrisville has purchased around 30 lots for north of $2.2 million in Greenfield Communities’ Serenity neighborhood, according to Harnett County deed records. The 550-acre development is south of Fuquay-Varina and calls for just under1,200 homes. It is located northwest of the intersection of Highway 401 and Rawls Church Road.
The housing project is among the largest in Harnett County, which has seen a boom of housing projects as people look outside the Triangle’s core cities for cheaper costs of living. A representative of Garman Homes did not provide comment when reached by the
Triangle Business Journal.

Garman Homes has been active in the Serenity community. In August, it purchased 20lots for more than $1.8 million. And in September 2022, the group purchased 18 lots for more than $1.3 million.
According to Garman Homes’ website, homes in the Serenity neighborhood are selling for $331,000 to $396,000, with homes ranging from 1,444 square feet to 2,034 square feet.
Serenity is continuing to grow. TBJ reported in November 2023 that Greenfield SerenityDevCo, an LLC tied to Raleigh-based Greenfield Communities, purchased more than 164acres in northern Harnett County for $17.75 million that month.
Greenfield President Matt Brubaker told the Triangle Business Journal at the time that collectively, homebuilders for the development — David Weekley Homes, Drees Homes, Garman Homes and ICG Homes — had sold about 10 homes per month since the neighborhood opened for sales in mid-October 2022.
“Serenity has been a great success thus far,” Brubaker said.
